Termite protection is one of those things you can only do properly once — before the concrete goes down. Here’s the short version: pre-construction termite treatment lays a chemical barrier in the soil while the ground is still open, so the whole building sits on treated earth and termites can’t sneak up from below — and it costs a fraction of fixing an infestation later. The catch is that it’s buried under your slab, so you never see whether it was done well, or done at all. What is pre-construction termite treatment?

Also called anti-termite soil treatment or soil poisoning, it’s a barrier built into the ground during construction. Once the site is levelled and the soil compacted — but before the concrete slab is poured — a registered termiticide (typically a bifenthrin- or fipronil-class chemical) is applied across the whole footprint that will sit under the building, and to the soil around the footings and foundations.

The result is a treated layer of earth wrapping the base of the house. Subterranean termites live in the soil and travel upward to reach timber; when they hit the treated zone, they either turn back or pick up a lethal dose. Because the ground is still open at this stage, there’s no drilling and no disruption — which is exactly why it’s so much cheaper than doing the same job on a finished house, where the technician has to trench and drill through floors to reach the soil. It’s the preventive version of a soil treatment, done at the one moment it’s easy.

Do new Malaysian homes really need it?

For most homes here, yes — and the two reasons are the climate and the land. Malaysia sits at around 27°C with high humidity all year, which means subterranean termites never get a winter off; the pressure is constant. And a huge share of new townships across Selangor and the Klang Valley — Setia Alam, Kajang, Puchong, Rawang and beyond — are built on land that was rubber or oil palm estate a generation ago, where Coptotermes colonies were feeding on stumps and roots long before the show unit went up.

Put those together and a new house is often built directly over active termite territory. The barrier is what stops the colony below from treating your ground-floor timber as its next meal. Skip it and you’re not saving money — you’re deferring a much bigger bill, because a corrective treatment once termites are in the structure costs several times what the pre-construction barrier would have.

The estate was ex-oil-palm land; when we asked, nobody could find any anti-termite certificate in the handover documents. What developers should do vs what actually happens

Done right, pre-construction treatment means the correct dose of a registered termiticide applied evenly across the full under-slab footprint and around the footings, by a licensed applicator, with a certificate and warranty issued afterward. That’s the standard, and reputable developers who engage a proper pest control contractor deliver it.

What happens on price-driven jobs is less reassuring. Because the treatment disappears under concrete the moment it’s done, it’s an easy corner to cut: a thinner, diluted mix to stretch the chemical, only part of the footprint covered, or — occasionally — the step skipped and the box ticked anyway. Nobody on site is checking litres against square metres. You won’t know which you got until either you see the certificate, or termites tell you a few years later. This is the same “you can’t see what you paid for” problem that lets the cheapest quotes hide what they cut.

How to check if your home was treated

You can’t dig up your slab, but you can chase the paperwork. Do this:

  • Ask for the anti-termite certificate. A real treatment comes with a certificate naming the pest control company, the termiticide used, the date, and the warranty period. Ask the developer or the previous owner for it.
  • Check your S&P and handover documents. Termite treatment and its warranty are sometimes listed in the sale and purchase paperwork or the defect-liability documents.
  • Ask three questions. Which company did it, what chemical, and how long is the warranty? Vague answers usually mean a vague job.
  • Assume nothing if there’s no paper. If no one can produce a certificate, treat the home as untreated — or as having a barrier that may have lapsed — and get a professional opinion.

Treating before a renovation or extension

A pre-construction barrier only protects the ground it was laid on. The moment you break into that — or extend past it — you open a gap. So treat the soil again before you close it up if you’re:

  • Adding a room or extension on new ground the original treatment never covered.
  • Laying a new slab or major new flooring, where the soil below is exposed.
  • Renovating an older home whose barrier, if it ever had one, has likely broken down over the years.
