What does a pest control warranty actually cover?

Strip away the marketing and a pest control warranty is a simple promise: if the pest named in the agreement comes back within a set period, the company returns and re-treats for free. That’s it. Three things follow from that, and they’re the parts people miss.

  • It covers the treatment, not the damage. If termites eat a door frame or a rat chews through wiring, the warranty pays to re-treat the pest — not to repair the door or rewire the house. Repair-inclusive bonds exist overseas but are rare in Malaysia. Assume yours is retreatment-only unless the paper says otherwise.
  • It only covers the pest that’s named. A cockroach treatment with a 30-day warranty does nothing for a rat problem three weeks later. Coverage is pest-specific and written down as such.
  • It runs from the treatment date, on the operator’s terms. The clock starts when the job is done, and the terms — what you must and mustn’t do to keep it valid — are set by the company. Which is exactly why you want them in writing before, not after.

Is it retreatment or money back?

Almost always retreatment. When a Malaysian pest company says “guaranteed,” what they mean, nine times out of ten, is we’ll come back and treat it again for free — not we’ll refund you. Money-back guarantees are rare in this trade, and for a fair reason: pest pressure depends partly on things the company doesn’t control, like a neighbour’s untreated unit, a leaking drain, or a mattress someone dragged in from a flea market.

That’s not a dodge, it’s just how the cover works. A free-retreatment warranty is still valuable — it means the operator carries the cost of getting it right, so a callback is on them, not on you. Just don’t confuse it with a refund. If a company does advertise “money back,” read exactly what conditions unlock it, because those conditions are usually where the promise quietly disappears.

What voids a pest control warranty?

Most people who lose a warranty don’t get cheated — they void it by accident, because nobody explained the conditions. The usual ones:

  • Building or renovation work that breaks a treated barrier — laying new flooring over a termite-treated slab, knocking through a wall, re-piping the kitchen after a general treatment.
  • Mopping the residual off too soon. For a general treatment, scrubbing right along the wall edges in the first week or two washes away the band the pests are meant to walk through. Clean the middle of the floor as normal; leave the edges alone for a bit.
  • A brand-new source. A second-hand mattress that brings bed bugs, or a shared wall with an untreated neighbour, is a fresh infestation — not a failure of your treatment — and usually sits outside the warranty.
  • Missing a scheduled follow-up. Plan-based warranties often require you to be home for the follow-up visits. Skip them and the cover can lapse.
  • An unnamed pest. The warranty covers what’s on the paper. If ants weren’t listed, an ant trail next month isn’t covered.

5 questions to ask before you book

You don’t need to be an expert. You need five plain questions, and you need the answers in writing. A real operator will give them without making it awkward.

  1. Is the warranty in writing? A verbal guarantee is worth exactly nothing when you call back. Get it on the quote or the service report.
  2. Which exact pests are covered? “General pests” is vague. Get the names — cockroach, ant, whatever you’re treating for.
  3. How long does it run, and from when? 30 days, 1 year, 3 years — and does the clock start on treatment day or on the final visit of a plan?
  4. What triggers a free return visit? Do you just need to see the pest again, or is there a threshold? How fast will they come out?
  5. What would void it? Renovation, mopping the edges, a missed follow-up — know the conditions so you don’t trip one by accident.

Two more worth a mention while you’re at it, though they sit outside the warranty itself: ask whether the products used are registered under the Department of Agriculture (Jabatan Pertanian Malaysia) pesticide list, and whether you can see the Safety Data Sheet on request.
