There is a belief in cold chain that the temperature is doing the pest control for you. It is one of the most expensive assumptions in the sector, and it survives because it is half true — you genuinely will not find a rat nesting between the pallets at minus eighteen. What you will find, if anyone looks, is that the rodents are living inside the insulated panels, in the dock leveller pits and behind the compressors, and the reason a Malaysian facility gets hit harder than a European one is the gradient: 32°C on the loading apron against a chamber at −18°C is a fifty-degree invitation running twenty-four hours a day. Does the cold actually kill anything?
Not reliably, and this is the assumption worth dismantling before anything else.
Cold sends insects dormant rather than killing them. Activity stops, metabolism drops, and everything resumes when the temperature comes back up — which in a working facility happens constantly, every time a pallet moves from a chamber to the ante-room or out to a dispatch bay. Stored-product pests arriving inside packaging are simply paused for the duration of storage and reactivate at ambient. Nothing has been solved; the clock was stopped.
Rodents are a different argument entirely, because they were never in the chamber. A rat does not need to enter the cold space to cause you a problem — it needs the walls, the ceiling and the floor pit around it, all of which are warmer than the Malaysian night outside and considerably more sheltered.
The sentence that reframes the site. A cold store is not a cold building. It is a warm building with cold boxes inside it, and every pest you have is living in the warm part.
Where do rodents actually live in a cold store?
When we survey a facility, the same seven places account for nearly everything, and only one of them is somewhere anyone thinks to look:
- Insulated sandwich panel cavities. The number one harbourage. Warm, dry, hidden, and structurally perfect for nesting once something has chewed an entry.
- Dock leveller pits. Dark, sheltered, rarely cleaned, frequently open to the outside at the rear, and usually holding spillage.
- The compressor and plant room. The warmest space on site by a distance, with cable trays running out of it to everywhere else.
- Cable and pipe penetrations through the cold room envelope. Every service that passes through a panel is a hole that was sealed once, years ago.
- Suspended ceiling voids over the ante-room, offices and staff areas — a continuous horizontal route above the whole operation.
- Stacked pallets and dunnage in the ambient staging area. Wooden pallets stored against a wall are harbourage delivered by your own supply chain.
- The external perimeter — landscaping against the building, the bin compound, and the yard drainage.
Note that a facility inspecting only the cold chambers will find nothing on every visit and still have a growing rodent population. That is the most common false negative in the sector, and it is why the device map matters more here than almost anywhere else.

Why is the dock the whole game?

Because it is the one place where the temperature gradient, the food and the open door all coincide.
Rodents orient toward warmth and shelter, and a loading dock in Klang or Shah Alam offers a permanent thermal edge — outside air in the low thirties, a chilled dock behind it, and a pit underneath that is warmer than the yard and drier than the drain. Then the operational reality piles on top: doors held open through a loading cycle, broken cases and spillage on the apron, pallets standing in the sun before they go in, and trailers reversing up to a seal that was damaged eight months ago and never reported.
What actually works there is unglamorous:
- Leveller pits cleaned and inspected on a written schedule. Not “when someone notices”. They are confined spaces nobody volunteers for, which is precisely why they need a name against them on a rota.
- Dock seals and shelters maintained. A perished seal is both an energy loss and an open door — the two budgets that argue with each other are actually the same budget.
- Strip curtains complete and hanging correctly. Half the blades missing is the normal state of a busy dock and it is worth almost nothing.
- Numbered external stations along the apron and perimeter, mapped, locked and checked every visit.
- Spillage cleared within the shift, not at end of week.
- Doors closed between vehicles. The cheapest control on the list and the hardest to sustain.
A distribution facility near Klang called us after their own night team kept reporting droppings in the ambient staging area and two rounds of treatment had changed nothing. There was no activity in any of the chambers, which was why the previous contractor kept reporting the site as clear. The population was in two dock leveller pits and had run up into a panel cavity behind the ante-room — the entry was a cable penetration that had been cut for a new chiller line and never sealed. We put numbered stations along the apron, got the pits cleaned and on a monthly rota, had the penetration foamed and plated, and replaced a set of strip curtains that were missing about a third of their blades. Counts dropped through the second month and the ambient area has been clear since.

What does panel damage really cost?

This is the part that makes finance pay attention, because the pest control invoice is the smallest number in the story.
When rodents burrow into an insulated sandwich panel to nest, they leave tunnels through the core. That single event bills you three times:
- Contamination. Nesting material, urine and droppings inside a wall panel directly adjacent to stored product. In an audited cold chain this is a serious finding on its own.
- Energy. The thermal barrier is broken permanently. The plant works harder to hold temperature for the rest of the panel’s life, and nobody attributes the higher running cost to a rat, because the damage is invisible from both sides.
- Capital. Panels are replaced, not patched, and replacing a run of panels in a live chamber means downtime in a facility that is probably contracted to hold someone else’s stock.
Add gnawed cabling in the plant room, which introduces an electrical fire risk in a building full of refrigerant and insulation. Set against that, a monthly programme and a proofing budget is the cheap option by a wide margin — which is an easier conversation to have with a finance director than “we should spend more on pest control”.
What has condensation got to do with it?
More than most site managers expect, because in the Malaysian climate condensation is permanent rather than seasonal.
A rodent can go a long time without much food but not without water, and a facility with high ambient humidity meeting chilled surfaces produces water continuously — on evaporator housings, on chilled pipework, around ante-room doorways, on the underside of ducting. That is a reliable drinking supply that no amount of housekeeping in the food areas will remove.
It also matters for insects. Drains and floor gullies in the wash and ante-room areas stay wet, which is where drain flies and cockroach activity establish. And pooled water in a leveller pit turns an already good harbourage into a complete one.
The practical response is drainage and airflow rather than chemical: keep gullies flowing and cleaned on schedule, fix pooling in pits, maintain the air curtains and door discipline that limit warm humid air entering chilled space in the first place.
What can you use inside a chamber?
Very little, and the restrictions are the same food-safety logic that applies in a processing plant:
- No toxic rodenticide inside the building. Poison lives in locked, tamper-resistant, numbered stations on the external perimeter. Internally, control is non-toxic monitoring — numbered monitoring points and snap traps, checked and recorded every visit.
- No residual spraying over stored goods, and no fogging. There is no version of a cold chamber where that is appropriate.
- Gel bait is largely ineffective in the cold. Insects are not feeding at chamber temperature, so bait placed there does nothing. Insect work belongs in the warm zones.
- Everything numbered and mapped. Devices inside chambers get checked on the same cycle even when they have caught nothing for a year — a run of zeros is evidence, and an auditor treats a gap in the record differently from a zero in the record.
The consequence is that in cold storage, control is overwhelmingly physical: exclusion, proofing, housekeeping and monitoring. If a contractor’s proposal for your facility is built around chemical application, they have quoted for a warehouse and not read the brief.
Where do the insects hide?

Everywhere that is not cold, which is a longer list than the site plan suggests. The plant room and its motor housings. The ante-room and its drains. The ambient dry store. The staff pantry and canteen — where a German cockroach (Blattella germanica) population will establish exactly as it would in any office. The office suspended ceiling. The bin compound outside.
Flies deserve their own line. A logistics site combines a bin compound, a yard, open dock doors and organic spillage, which is the full set of requirements for Musca domestica. Insect light traps belong at the dock and in the ante-room, sited so they are not drawing insects toward the product path and never above open goods.
None of this is exotic. The trap is assuming that because the core of the operation is frozen, the ordinary rules stopped applying to the rest of the building.
What do customer audits expect?
Cold chain is a contracted sector, which means your customers audit you and their standards usually exceed anything a regulator asks for. Expect them to open:
- The device map — numbered external stations, dock devices, internal monitoring points, chamber points, tied to a site drawing.
- Dated service reports per visit, signed, showing what was inspected as well as what was found.
- Trend analysis by device over time — the document that shows a rising count at the dock before it becomes a finding in a chamber.
- The corrective action log, with root causes named and closure dates. “Treated area” as a root cause fails this test.
- Proofing evidence. Specific to this sector: door seal condition, strip curtain completeness, leveller pit condition, penetration sealing. Because here the building fabric is the control.

Not every site in this sector needs a mapped, trended, audit-grade programme, and we would rather say so.
If you run a small ambient distribution unit — sealed cartons, no food, no customer audit, one roller shutter and no dock leveller — you do not need any of the above. A quarterly service, numbered external stations, and a door sweep that actually reaches the floor will cover it. Buy the proofing, keep the reports, and revisit when something changes.
Scale up when one of three things becomes true: you take on food or pharmaceutical stock, a customer starts auditing you, or you install docks and chambers with the plant that goes around them. That third one is the real trigger, because the panels and the leveller pits are what change the risk, not the pallets.
And the item worth funding first, at any size, is not a service frequency — it is the seals, the strip curtains and the penetrations. In cold storage the building fabric is the pest control. Everything else is verification that the fabric is holding.
