Pest control in Selangor at typical market rates sits at around RM330 for a one-off visit, RM550 for a 3-visit quarterly plan, or RM1,650 for a full year, with termite work priced separately from around RM3,080 for baiting. The right number depends on the pest, the property size, and how far the infestation has spread. The rest of this post is the honest version: which pests actually need a pro, what each treatment really does, and how to tell a real operator from someone with a sprayer and a Facebook page.

The Four Pests That Matter in Selangor

Selangor sits at 27°C year-round with humidity that rarely drops below 70%. That’s perfect breeding weather for almost every household pest. Four species cover the majority of callouts: cockroaches, subterranean termites, rats, and bed bugs. Mosquitoes are the seasonal fifth.

Two species do almost all the damage. The American kind lives in drains and wanders indoors at night. The German kind nests inside your kitchen and breeds fast — one egg case carries up to 40 eggs. If you’re seeing them in daylight, the nest is already overcrowded and they’re spilling out because there’s nowhere left to hide.

One lipas in the kitchen is a guest. Five is a meeting. Twenty and you’re hosting a conference.

For indoor kitchens, gel baiting beats spray every time. Cockroaches don’t have queens — they live in shared harbourages of nymphs and adults. The bait gets carried back, eaten by the rest of the colony you can’t see, and doesn’t contaminate your food prep surfaces. Spray belongs in drains, utility rooms, and outdoor perimeters.

Termites (anai-anai)

The underground (subterranean) kind is the most destructive insect a Selangor homeowner ever deals with. They travel through soil, build mud tubes to reach the timber inside your walls, and eat it from the inside out. By the time you see the mud tubes or hear the hollow knock, the colony has usually been feeding for 3 to 5 years.

Five years. Doing nothing all day except quietly eating the bones of your house.

Two treatments work: soil treatment (chemical barrier injected around the foundation) and baiting (perimeter stations that run until the colony stops feeding — usually 3 to 6 months, not a yearly contract). Both need professional application.

Three early signs of termites. Mud tubes on walls or foundation. Hollow timber when tapped. Discarded wings near window sills after rain. If you see any one of these, get a free inspection.

Rats and Rodents (tikus)

Three rats matter in Malaysia. The Norway rat (Rattus norvegicus) — the large brown one — burrows at ground level and comes up from drains and back lanes. The roof rat (Rattus rattus) is the slimmer climber that lives in ceiling voids and runs along beams. The Asian house rat (Rattus tanezumi) is the smaller, very common indoor rat most Selangor homeowners actually have without realising. A single breeding pair can produce 30 to 40 offspring a year across these species, and rats chew electrical wiring — the Fire and Rescue Department lists rodent damage as a recurring contributor to residential electrical fires.

Effective rat control starts with sealing entry points — gaps around pipes, broken roof tiles, ventilation grilles. Bait stations alone work short-term, but the colony re-establishes once the bait runs out. A proper inspection maps the entries and combines exclusion with baiting.

Bed Bugs (pepijat)

Bed bug complaints across Subang Jaya, Shah Alam, and Petaling Jaya have climbed since 2023, mostly tracking the rise in short-stay rentals. Bed bugs are not a hygiene problem — they’re hitchhikers that travel on luggage, second-hand furniture, and clothing. One mated female lays 200 to 500 eggs in her lifetime.

Heat treatment (room raised to 50–60°C for several hours) is the most effective single-visit option (However this option is not widely available in Malaysia). Chemical spray needs 2 to 3 visits, 14 days apart, to break the life cycle. If you manage a furnished rental, budget for repeats — one round is rarely enough.

Mosquitoes (nyamuk)

Aedes mosquitoes breed in standing water — pot trays, blocked gutters, discarded tyres. Selangor consistently records the highest dengue caseload in Malaysia per the Ministry of Health weekly bulletins. Fogging knocks down the adult population for a week or two. Larviciding the breeding sites is what actually changes the curve.

  • Residual spray — insecticide applied to surfaces where pests walk and rest. Works on cockroaches, ants, spiders. Lasts 4 to 12 weeks.
  • Gel baiting — slow-acting bait carried back to the nest. Targeted, no residue on counters. The right call for indoor cockroaches.
  • Fogging and misting — fine spray dispersed into the air. For mosquitoes and flying insects only. Doesn’t penetrate walls or soil.
  • Soil treatment — termiticide injected around and under the structure. The standard pre- and post-construction termite barrier in Malaysia.
  • Termite baiting — in-ground stations with cellulose bait. Runs until the colony stops feeding, usually 3 to 6 months. Not a yearly subscription.
  • Rodent bait stations — tamper-resistant boxes along rodent runways. Need monitoring and bait replenishment.
  • Heat treatment — bed bug rooms heated to 50–60°C. No chemicals, one visit, but you vacate for the day.

How Booking and the Visit Actually Work

A reputable pest control visit in Selangor follows roughly the same shape, regardless of company:

  1. WhatsApp or call — describe what you’ve seen, where, and how long. A photo helps. The operator should ask follow-up questions, not just quote a number.
  2. Site inspection — for anything beyond a basic spray, a technician should walk the property first. Inspections are usually free.
  3. Written quote — scope, products, warranty terms, in writing. Anything verbal is not binding.
  4. Treatment day — clear food, cover fish tanks, move pet bowls. The technician handles the rest. Most general treatments take 45 minutes to 2 hours.
  5. Re-entry interval — confirmed by the technician on the day. Usually 2 to 4 hours for residual spray, none for gel baiting.
  6. Follow-up — for cockroaches and bed bugs, expect a second visit at week 2 to 3. For termites, until the colony is fully destroyed.

One thing worth flagging: it is normal to see more cockroaches in the first 48 hours after gel baiting. The bait draws them out before it kills them. If a technician doesn’t tell you this upfront, they’re skipping the explanation.

When NOT to Hire a Pest Control Company

Most pest companies won’t tell you this. We will. Save your money if:

  • You’ve seen fewer than 5 cockroaches and found no egg cases. A RM8 gel bait from the hardware store, placed near the cabinet hinges at the back, will handle it in two weeks.
  • You have a single ant trail entering through a visible gap. Seal the gap with silicone. The trail dies in a day or two.
  • You have mosquitoes after a heavy rain event. Empty pot trays, clear blocked drains, move the tyres in the back. The breeding cycle stops without any chemical.
  • You found one rat and caught it in a snap trap. One rat is not a colony. Monitor for two weeks before you call anyone.

Call a professional when the problem is structural (termites in the joists), hidden (rats in a roof void you can’t access), persistent (cockroaches back within a month of DIY), or spreading (bed bugs in more than one room).

How to Choose a Pest Control Company in Selangor

Before booking anyone, ask for these four things. A real company hands them over without making it weird:

  1. Written quotation — scope, product name, warranty in writing. Verbal quotes are not binding.
  2. Product Safety Data Sheet — tells you the active ingredient, re-entry interval, and first aid measures. You should have this before the technician starts.
  3. Inspection before treatment — anyone who quotes a fixed price over the phone without seeing the property is guessing.
  4. Warranty clause — what does it cover, what triggers a free retreatment, is there a reinspection clause? A 30-day warranty without reinspection is essentially worthless.
