Termite Inspection in Malaysia: What It Covers and What It Misses

Quick answer: A termite inspection is a non-destructive walk-through of the timber and the moisture in a house — skirtings, door frames, wet-area walls, the roof void and the soil line outside — using a torch, a probe for sounding timber, and a moisture meter. It takes 45 minutes to an hour and a half in a typical terrace, and in Malaysia it is looking mainly for subterranean Coptotermes activity. Most people book their first termite inspection after seeing something they cannot un-see: a line of mud running up the garage wall, a skirting board that gives way under a thumbnail, or a heap of discarded wings on the window sill the morning after rain. By the time any of those appear, a colony has usually been feeding somewhere nearby for years — which is the entire argument for inspecting a house on a schedule rather than on a fright. This is what an inspection actually involves, what it can and cannot prove, how to read a free one without being sold to, and how often a Malaysian house genuinely needs one.

What happens during a termite inspection?

Less drama than people expect. Nobody drills the floor or opens a wall. A proper inspection is a systematic walk with three simple tools and a fixed order of places, and the order matters more than the equipment.

  • A torch. Most termite evidence is in the dark and at ankle height, which is why so much of an inspection happens on hands and knees along skirting boards.
  • A probe or screwdriver, for sounding. Tapping along timber and listening for the change from solid to hollow or papery. Sound timber knocks back at you; timber that has been eaten from the inside does not.
  • A moisture meter. Subterranean termites carry moisture with them and need humid conditions, so an unexplained damp patch inside a wall is one of the few ways to detect activity behind a surface without opening it. Readings above roughly 20% are the ones that make a technician slow down.

For a normal terrace or semi-D, budget 45 minutes to an hour and a half. A large landed property with a mature garden and a lot of timber takes longer, and an apartment above the podium levels usually takes twenty minutes, because most of the risk simply is not there.

In Malaysia the target is overwhelmingly the subterranean termite — mainly Coptotermes gestroi and Coptotermes curvignathus — which nests in or under soil and reaches the building through mud tubes and through the gaps where pipes and cables enter. So the inspection follows the route, not the timber alone:

  • The soil line outside. Where render meets ground, along the perimeter, around the porch slab, at the base of pillars, and anywhere a planter box, timber fence post or stack of firewood touches soil against the wall.
  • Service entries. Water pipes, air-conditioner drain lines, conduit — the openings that were sealed once, during construction.
  • Skirting boards and architraves, room by room, sounded rather than looked at.
  • Door and window frames, especially at the bottom 30cm where the frame meets the floor.
  • Wet-area walls. Bathrooms, the kitchen sink wall, the utility yard. Moisture and timber together is the combination that matters.
  • Built-in cabinetry and the underside of stairs, which are enclosed, undisturbed and made of exactly what termites want.
  • The roof void, wherever there is a hatch and it is safe to enter.

The detail that decides where treatment goes. Finding activity is not the end of the inspection — finding the trail is. What can an inspection not see?

This is the part that reputable companies say up front and the rest leave to the small print.

A standard inspection is non-destructive. Nobody is opening a wall cavity, lifting intact floor tiles, or pulling out fixed cabinetry on a first visit, which means a colony working inside a sealed cavity can be genuinely undetectable on the day. The moisture meter helps, but it reads moisture, not termites — a damp wall is a reason to look harder, not proof of anything.

Two more honest limits. Access decides coverage: no roof hatch means no roof void, and a store room packed to the ceiling means the skirting behind it was not checked. And a moisture meter contributes nothing at all against drywood termites, which do not bring moisture with them — they are much less common in Malaysian homes than subterranean species, and they leave hard gritty frass rather than mud tubes. So the correct reading of a clear inspection is “no activity was visible or detectable today in the areas that could be accessed” — not “this house has no termites”. Anyone who tells you the second thing is overselling the first.

What should you get afterwards?

A finding, not just a figure. The two are different things and the gap between them is where most complaints about this trade live.

A usable inspection outcome tells you: where activity was found, with photographs; what it looks like — mud tubes, hollow timber, live workers, damage only; which areas were checked; which areas could not be accessed and why; and what is recommended, with the reasoning. If you get a number and a verbal “quite bad already, better do it now”, you have been quoted, not inspected.

A homeowner in Rawang called us after another company told her the whole house needed a soil treatment because of “termites in the walls”. We went through it room by room. There was one active trail running up behind the kitchen door frame from a gap where the water pipe entered, and nothing anywhere else — no tubes on the perimeter, no hollow skirting in any other room, roof void clean. We put baiting stations on that trail, topped them up every two weeks, and it was done in about seven weeks. She had been quoted for a full perimeter job on a colony that was using one pipe entry.

Is a free termite inspection worth having?

Yes, provided you read it for what it is.

A free inspection is a sales visit by a company that would like the treatment job. That is a perfectly normal way for this trade to work — we do exactly that for commercial enquiries, where a business premises cannot be quoted sensibly without walking it. It is not dishonest. It is simply not an independent audit, and it should not be treated as one when the same visit produces both the diagnosis and the quote.

What makes one useful to you:

  • Ask for the findings in writing, with photos and locations, whether or not you buy anything. A company confident in its inspection will send them.
  • Ask what could not be accessed. The answer tells you how thorough the visit was.
  • Ask which species and where the trail runs. “Termites lah” is not a finding.
  • Get a second look before a five-figure decision, exactly as you would for anything else at that price.

The one number to be genuinely suspicious of: RM199 the moment you say anai-anai. Corrective termite work does not cost that, and a price offered before anyone has traced a trail is a price for something other than the job you need. More on that in cheap pest control red flags.

And our own position, since this article would be hollow without it: Nomobug does not do free residential inspections. How often does a Malaysian house need one?

Once a year is the sensible default, and the reason is climate. In temperate countries termite activity has a season. Here it does not — Coptotermes works through the calendar, which is why an annual check catches things at a stage where a baiting programme handles them rather than a carpenter.

Move it up the list if:

  • The house is landed and more than about 15 years old, particularly with timber staircases, parquet or built-in cabinetry.
  • Anything timber touches soil — fence posts, a pergola, planter boxes against the wall, a garden shed.
  • A neighbour on your row has just been treated. Colonies do not respect the boundary wall.
  • You had a swarm indoors, even months ago and even if it stopped.
  • An existing soil treatment warranty is within a year of expiring.
  • You are buying the house — see checking a second-hand house for termites.

An apartment on an upper floor is the genuine exception. Unless there is a known problem in the block or a lot of timber in the unit, the annual habit is not doing much for you there.

What you can check yourself first

Before you book anything, spend twenty minutes doing what the first ten minutes of an inspection does. It is free, and it is often conclusive enough either way.

  • Walk the outside wall looking for mud tubes — pencil-width earth tunnels running vertically up render, pillars or the outside of the porch. They are the clearest single sign there is.
  • Tap along the skirting boards with a knuckle, room by room. You are listening for the change from solid to hollow, not for a specific sound.
  • Press the bottom of door frames with a thumbnail, especially in bathrooms and the kitchen. Timber that gives is timber that has been eaten.
  • Look for rippled or blistered paint on skirtings and architraves.
  • Check window sills and light fittings after heavy rain for discarded wings.

And the honest part: if you find none of that, and the house is under ten years old, and nothing timber touches soil, then you do not need to book anything this year. Put a reminder in your phone for twelve months and get on with your life. The reason to inspect annually is that the cost of catching a colony early is a fraction of the cost of catching it late — not because every house in the Klang Valley currently has termites.

One thing genuinely worth doing tonight, though, and it costs nothing: move whatever timber is leaning against the outside wall. The pile of offcuts from the renovation, the old fence panel, the pallet behind the kitchen. That is a feeding station with a bridge attached.

The tools are simple — a torch, a screwdriver or probe for sounding suspect timber, and a moisture meter to find damp spots inside walls, since subterranean termites carry moisture with them. It normally takes 45 minutes to an hour and a half for a typical Malaysian terrace or semi-D.
Anything behind a surface nobody is allowed to open. A standard inspection is non-destructive, so it cannot see inside a sealed wall cavity, under intact tiled flooring, behind fixed cabinetry, or into a roof void with no access hatch. A moisture meter reads through a surface but reads moisture, not termites, and it does not help at all with drywood termites, which do not bring moisture with them. An inspection tells you what is visible and detectable today — it is not a guarantee that the building is clear.
Once a year is the sensible default in our climate, where subterranean termites are active all year rather than seasonally. Bring it forward if the house is more than 15 years old, if it is landed with timber in contact with soil, if a neighbour on your row has just been treated, if you have had a swarm indoors, or if a soil treatment warranty is coming to an end. A condominium unit above the ground floors needs it far less often unless there is a known problem in the block.
It is worth having as long as you read it for what it is — a sales visit by a company that would like the treatment job, not an independent audit. That is a normal way for the trade to work and plenty of companies do it honestly. What makes it useful to you is asking for the findings in writing with photographs and locations, so the evidence exists separately from the quote. What makes it useless is a verbal warning about hidden damage with no photos and a number attached to it before anyone has looked properly.

Residential quotes are fixed on WhatsApp from photos and a description, with no site visit needed to price the job, and a pre-inspection is arranged on request when a case genuinely calls for one — a pre-purchase check, for example. Commercial and B2B enquiries do get a free site inspection, because a business premises cannot be quoted sensibly without walking it. It is a deliberate split rather than an inconsistency.
Four things, and all of them are free. Mud tubes — pencil-width earth tunnels running up a wall, a pillar or the outside of the house. A hollow or papery sound when you tap along skirting boards and door frames. Paint that looks blistered or rippled on a skirting or architrave. And discarded wings around lights or window sills after an evening swarm, usually following heavy rain. Any one of those is worth a professional look; none of them alone means the house is being eaten.
Yes, and it is the one case where paying for an inspection is clearly worth it, because the cost of the check is a rounding error against the price of the house. Ask specifically about timber in contact with soil, previous treatment history, and whether any existing soil treatment warranty transfers. Finding termites is not usually a reason to walk away — it is a reason to know the number before you agree the price.

It should be. A quote is a price for a defined scope of work. An inspection is a documented finding — where activity was seen, what species it looks like, what was checked, what could not be accessed, and what is recommended. Plenty of visits sold as inspections produce only a price, which is the part worth pushing back on. Ask for the findings in writing whether or not you buy the treatment.
